摘要
以六合、江浦县为例,运用地价评估的相关理论,在区域城镇土地分等估价的基础上,建立了基准地价体系,并由此推导出区域城镇土地比价体系,对深化我国土地有偿使用制度改革,建立健全合理的土地市场,完善地价体系,实现土地资源资产化等具有较好的理论和实践意义。
With the deepening of the landuse\|with\|compensation system,consummation of the land price system of towns in a certain region has become increasingly important in the proper allocation of land resources.Taking Liuhe County and Jiangpu County as examples,this study established the datum land system and deduced the land price parity system of towns in a certain region by using the relative theories of evaluation of land price on the basis of land gradation and evaluation.It provides a scientific basis of the establishment of land price parity system of towns in a certain region,and has comparatively good theoretical and practical significance to deepen the reform of the landuse\|with\|compensation system in China,establish land market,consummate land price and realize capitalization of land resources.
