摘要
以大量调查资料为基础 ,分析影响土地质量和土地效益的诸多因素 ,运用多种技术方法 ,进行科学的测算 ,确定了江安县城区各级土地及不同用途的基准地价 ,将城区土地划分为Ⅰ ,Ⅱ ,Ⅲ ,Ⅳ 4个级别 ,使之能较为客观地反映城区内部土地的区位条件和用地效益的差异 ,同时也体现出土地质量及其分布规律。在研究过程中 ,利用计算机进行综合评定和划分级别 ,建立起以基准地价和宗地地价修正系数为核心的地价体系 ,为江安县城区合理利用土地 。
Comprehensive evaluation and grading of land in urban areas were made by analyzing various factors influencing the quality and price of land with the computer.A land price system was established with the reference price and the correction factor for specific land price at its core.Based on such a system,the state land in the city proper of Jiang'an County was divided into 4 grades,thus providing a scientific basis for the planning and rational utilization of the urban land of the county.
