摘要
利用土地集约利用的相关研究并结合天津北辰科技园区土地利用的特征,构建了北辰科技园区土地集约利用评价指标体系,从土地利用状况、用地效益、管理绩效等三个方面对北辰科技园区土地利用进行评价分析,并进一步阐述了北辰科技园区的土地利用潜力,研究结果表明:北辰科技园区土地利用集约水平较高,但经过多年发展,规划范围内的土地已基本开发完成,可供开发利用的土地资源以及年度用地指标日趋紧张,重大项目招商面临选址困难,土地问题已成为制约北辰科技园区持续发展的突出瓶颈。
Based on the relevant research of the land intensive use and the features of land use of Beichen science park in Tianjin, this paper constructs the evaluation system of land intensive use of Beichen science park in Tianjin. It also evaluates and analyzes the land use from the land-use condi tions, land use efficiency and the management performance. Then it has elaborated the land-use potential. The results show that the level of land intensive use of Beichen Science Park in Tianjin is high. However, the land of planning scope has been basically developed after years＇ development. What＇s more, the land resources which can be developed and the annual land-use target are becoming increasingly tense, and the site selection for the major investment projects is in difficulty. So the land scale has been the bottle neck to the sustainable development of Beichen Science Park in Tianjin.
