摘要
现行征地补偿方法存在欠严谨、弹性较大等问题,采用收益还原法、市场比较法、假设开发法及净现值法进行多途径测算征地补偿标准,并综合分析多方面因素,则可确定较为科学合理的征地补偿标准。这对建立完善的征地补偿制度、防止征地补偿的随意性、科学合理地确定征地补偿标准具有重要的现实意义。
The existing compensation methods of land expropriation have such problems as imprecision and too much flexibility. By adopting the multi-calculation method including income capitalization approach, market comparison approach, hypothetical development method and net present value method, with the integration of different factors, a fairly scientific and rational compensation criterion for land expropriation can be determined. It is of great realistic significance to the perfection of compensation mechanism, thus avoiding imprecision in compensation for land expropriation.
