摘要
结合德阳市外缘区的实际情况,运用价格构成法和假设开发法对中小城市外缘区土地价格的评估方法进行了探讨,并对两种评估思路及其评估结果进行了比较分析。
Estimation methods of outer fringe land in medium and small sized cities were discussed combining with the practical situation of Deyang city. Two thoughts were proposed. The first was to analyze the structure of outer land in urban fringe and evaluate each constitution of outer land price. The second was to find a "residual figure", i.e. the price of outer land in fringe according to the hypothetical development method. Comparative analysis on the results of above appraisal methods was pointed out.
