摘要
在住宅小区开发策划或规划阶段,房地产开发管理部门和开发商急需一种能够对方案进行自主评价的科学方法,以提高小区的综合功能和开发效果。将灰色系统理论应用于住宅小区功能评价,建立了一套基于TWW函数的评价模型,采用居民调查的办法来确定各评价指标的权重使模型更具现实意义。该模型不仅可以用于方案的后期评价,而且可以用于前期评估和多方案比较。
In order to find a reasonable method to evaluate the overall function of a residential district, the gray system theory is used for the first time in this research area to set up a Trigonal Whitening Weight (TWW) Func.tion evaluation model with the weight of every evaluation indexes in the model determined on the basis of the investigation result of various people' s the living need. The model not only can be used in later stage evaluation, but also can be used for analysis and comparison of different plans. The model was successfully tested in a housing district in Suzhou, China.
