摘要
通过探讨邻避设施对周边住宅价格的影响机制,进而优化城市空间布局,对加快宜居城市建设、提升新型城镇化水平具有重要意义。从区位特征、建筑特征和邻里特征三个维度确定15个解释变量,运用python爬虫技术,在爬取2022年青岛市殡仪馆2km范围内的住宅价格信息(共708份)的基础上构建空间计量模型,定量分析青岛市殡仪馆对周边住宅价格的影响程度;然后借助SPSS对房价与“距殡仪馆的距离”两组数据进行回归,从而确定殡仪馆对住宅价格的影响范围;最后结合GIS实现房价趋势的空间可视化分析。结果表明:青岛市殡仪馆对距其0.5967km内的住宅呈现较为明显的负面影响;影响程度表现为距殡仪馆的距离每减少0.1km,相应地区住宅价格降低3.5855万元。此外,通过可视化分析发现殡仪馆周边住宅价格出现由南北方向和东西方向的两侧向中间先升高再降低的趋势,即呈倒“U”型,但东北侧住宅价格变化趋势相反。该结果对政府部门优化城市布局、促进社会和谐发展具有重要意义。
By exploring the influence mechanism of NIMBY facilities on the price of surrounding housing,and then optimizing the urban spatial layout,it is of great significance to accelerate the construction of livable cities and improve the level of new urbanization.Determine 15 explanatory variables from the three dimensions of location characteristics,building characteristics and neighborhood characteristics,construct the space price information within 2km in 2022,quantitatively analyze the influence degree of Qingdao funeral home on the surrounding housing price;then use the SPSS and the data groups to determine the influence range of the funeral home on the housing price;and finally combine the spatial visual analysis of the housing price trend realized by GIS.The results show that Qingdao funeral home had a significant negative impact on the residence within 0.5967km;the impact degree shows that for every 0.1km decrease,the corresponding residential price is reduced by RMB 35,855 yuan.In addition,through visual analysis,it is found that the price of residential homes around funeral homes increases from the north-south direction and the east-west direction to the middle,that is,the inverted"U"type,but the change trend of residential prices in the northeast side shows the opposite trend.The results are of great significance for the government departments to optimize the urban layout and promote the harmonious social development.
