摘要
"接口费"在各轨道城市是一个普便的存在,但在具体操作和收取数额上却往往"说不清、道不明",常常出现轨道公司认为收少了,而接入方却认为价高了的现象,毋庸置疑的是,物业与轨道连通后,其价值确实得到了极大的提升。"接口费"可以理解为轨道公司回收轨道正外部效应的一个途径,但因定价的不透明性,收取的费用往往不能体现其真正的价值。因此如何计算轨道给接入物业带来的溢价,如何量化"接口费"成为一个有趣的课题,关于接口费的量化研究,其意义于在为轨道站点区域的规划建设、营运管理提供客观的决策参考。
In China,while an estate is connecting to the subway station,the estate company is required to pay " license fee" to the subway company,however,the fact is that it's difficult for both of the subway company and the estate company to quantify the proper premium. Both the two sides have their own consideration,but there is no doubt that the value of the estates has been greatly promoted after connecting to the subway station. Due to a lack of transparency,the " fee" charged by subway company could not reveal the real value. Therefore,how to calculate and quantify the " fee" considering premium of the property becomes an interesting research. The " License fee" is part of the value-added of the estate,so the calculation factors include the price of the estate and the growth,recycle ratio of the value-added and effect factors like location,construction or property of the estate. The calculation method can provide the objective reference for the regional planning and operation management around the subway station.
