摘要
文章以"支柱产业"概念为线索,以积累的社会结构理论和扩展的资本循环模型为理论框架,考察了三十年来中国房地产业积累的社会结构。文章认为:从20世纪80年代至90年代中期,中国房地产业积累的社会结构以"单位体制"为基础,"单位体制"促进了城镇住房供应增加;20世纪90年代中期至今,中国房地产业积累的社会结构以"增长联盟"为基础,地方政府同房地产企业和金融机构结成非正式联盟,阻碍其他社会群体从房地产业发展中获益。文章建议:鉴于工业化才是房地产业持续发展的基础,发展房地产业的宗旨应重新设定为增加城镇住房供应,为劳动力再生产提供便利。
Taking the concept of pillar industry as a clue, this paper investigates social struc- ture of accumulation in Chinese real estate industry in three decades based on social structure of accumulation theory and extended capital circuit model. It argues that from the 1980s to the mid-1990s, social structure of accumulation in Chinese real estate industry is based on unit system whichpromotes the increase in the supply of urban housing; from the mid 1990s to now, social struc- ture of accumulation in Chinese real estate industry is based on growth alliance, and the informal alliance among local governments, real estate firms and financial institutions hinders other social groups from benefiting from the development of real estate industry.It shows that in view of in- dustrialization as the base of sustainable development of real estate industry, the objective of de- veloping real estate industry should be to increase the supply of urban housing and provide con- venience for reproduction of labor.
