摘要
针对在运用市场比较法进行房地产评估时 ,确定区域因素与个别因素修正系数缺乏定量化的不足 ,提出享乐评价法。先介绍了享乐价格理论及其价格函数形式 ,并通过分析享乐价格函数模型以及运用前提 。
According to the lack of quantitative analysis in deciding the modifying coefficient of region factors and individual factors, this paper presents the hedonic approach in evaluating the real estate by using market comparative approach. By introducing the hedonic price theory and forms of price function and analyzing the model of hedonic price function and applying conditions in the first place, the authors advance how to establish hedonic price function on the basis of which the price of evaluated real estate is calculated in the conditions of our real estate market.
