摘要
以厦门市2001-2009年住宅地价及相关影响因素数据为例,对比传统计算方法,利用超效率数据包络分析(DEA)模型,对厦门市住宅地价影响因素进行分析研究,得出因素的影响程度大小排序.研究结果明:住宅地价受人均GDP,GDP,城镇居民可支配收入3大因素的影响较大,超效率DEA解决了灰色关联度权重取值问题,同时克服了传统CCR模型无法对有效结果进行排序的问题,结果更为精确.
Based on the data of residential land price and the influence factors from 2001 to 2009 in Xiamen City,the residential land price and the influence factors was investigated by the super efficiency data envelopment analysis(DEA),which was compared to the traditional calculation results.The sequence of the influence factors is obtained.It′s indicated that: the per-capita GDP,GDP and the per-capita disposable income of urban residents are the top three factors.As there are some problems in assuming the weighted coefficient value through the traditional grey relativity to calculate the relational grade,and there is no way to rank several conform and useful outcomes with CCR model,the DEA model can solve the problems,so is more precise.
