摘要
采用问卷调查和实地访谈相结合的方法,以成都市民二手房消费意愿为研究对象,利用SPSS软件和交叉性分析二手房购买群体特征,结果显示:(1)购买群体主要为23~35岁在企业工作的单身中青年,购买力低,为自住需求;(2)家庭收入和家庭构成不同导致购买力差异;(3)文化和职业导致社会聚集,影响住房区位选择;(4)文化与年龄差异对二手房偏爱不同。最后为国家政策的制定和二手房中介营销策略的细分提出参考性建议。
By adopting the methods of questionnaires and interviews, the paper studies Chengdu citizens' con-sumption willingness of second-hand houses, and analyzes group characteristics of second-hand housing purcha- sing by using SPSS software and cross-analysis. The results show that the main purchasing groups are single, mid- dle-aged between 23-35 years old, working for the enterprises with low purchasing power, and just for the the liv- ing demand for themselves; family income and family structure are positive related; different cultures and profes- sions lead to social gathering, influencing the location choices of the housing; culture is negatively related with age. Finally, this paper provides some reference suggestions to the national policy formulation and marketing sub- division strategy of second-hand housing intermediary
