摘要
利用地统计学分析城市地价的空间分布图式,论述了城市地价空间分布图式具有聚集分布的特征及扩散指数,指出城市地价空间分布的时序变化、各向异性及不同类型的空间分布图式关系.
With a technique of geostatistics, the spatial distribution pattern of Changzhou land values and its characteristics are examined in this paper. The date base of land values consists of 336 land parcels leased during 1997～1998 from Changzhou Land Management Bureau. The spatial distribution pattern of urban land price has its regularities of time and space. But, the former studies take appraisal of land price as the starting point. The theory of the spatial distribution pattern of urban land price has not been solved satisfactorily. The authors provide the way of geostatistics and the index of diffusion to analyze and expound the time change, the anisotropism, and the scope of land price influence and the relations of the spatial distribution pattern of different land. The authors draw conclusions as follows. Firstly, the diffusion index of the land of commercial use is the highest; the diffusion index of the land of industrial use is the lowest. We confirm that the land of commercial use concentrates relatively, and the land price of commercial is high, declining rapidly towards outside. But, the influence scope of commercial land is the smallest. The influence scope of industrial land is the widest. The CBD is taking shape. The industrial land is widespread and decentralized. Secondly, the diffusion index of axis is higher than the annexes. We conclude the influence of location is large and the commerce centralizes in progress. Thirdly, the price of the spatial distribution pattern of urban land is the best with the portfolio improvement. The land price is alone from the economic results of land use. And finally, the Geostatistics is one of the methods. It must be tally with actual situation. The paper also gives an example on the spatial distribution pattern of urban land price. On the basis of the example, we confirm the former characteristics of the spatial distribution pattern of urban land price.
