摘要
根据蚌埠市2003年的460个出让地价样点和1562个房屋租金样点数据,以G IS为工具,运用数理统计和地质统计学知识及线性回归和网格化方法,分别建立了不同用途、不同级别、不同方向的城市土地价格和房屋租金的变异函数,绘出了其变差图,计算了多种评价指数,在此基础上分析了不同用途、不同级别、不同方向的土地价格和房屋租金的变化特征.结果表明:商业地价和房租的变异程度明显强于住宅和工业,且地价的变异幅度和程度较租金更为显著,地价和房租在空间分布上均具有各向异性等.
With the data of 460 land value sampling points and 1562 house rent sampling points of Bengbu city in 2003, spatial variation functions of land value and house rent of different uses, different levels and directions are established. Based on those functions, their curves of variogram are drawn, and their distribution characteristics are analyzed using GIS, mathematical statistics, geo--statistics and discretization by grid. Some evaluation indexes are presented and calculated, and some key techniques are discussed further. Finally, it is concluded that the variation degree of land value and house rent of commercial land is distinctly higher than that of the land of residential and industrial land, the variation of land value is more distinct than that of house rent, and the spatial distribution pattern of land value and house rent both have geometric anisotropy.
