摘要
探讨轨道交通对上海城市商品住宅的影响。文章采用Excel建立商品住宅信息表、运用地理信息系统软件Mapinfo建立图形库,并以多元线性回归分析方法,分析上海市区商品住宅价格与城市轨道交通之间的关系。通过逐步回归的方法,建立“最优”回归模型,试图寻求各区位因子对上海市区商品住宅价格的影响,并对回归模型作出了解释。
Adopting the popular computer software Excel the authors compiled an information table on commodity houses in Shanghai. Then, using the GIS's software mapinfo a thematic map concerning the prices of the houses was set up and the relationship between the house prices and mass transit lines was analysed in terms of multivariate regressioa The result shows that the spatial distribution of the prices is effected by some key factors, and among them, the main ones being the distances from the stations of Metro No. Ⅰ, the distance from the Xujiahui commercial center and the time from the construction of the houses.
