摘要
该文试图从土地增值的角度出发,通过分析容积率与土地增值的关系及容积率的确定方法现状,找出一条基于土地增值的容积率确定途径,即先估算土地增值,后反推容积率的方法。同时评估该方法的适用范围,以期能使用于实际的城市规划操作过程之中。
This paper,in the perspective of land value increase,attempts to find a solution to determine the plot ratio,which is based on the analysis of the relationship between the plot ratio and the increase of land value.Deduce the determination of plot ratio from the estimate of land value increase.On the other hand,evaluates the scope of this solution to make sure that it can be used in urban planning.
