摘要
城市边缘区是城市快速扩张的重点区域,也是土地交易频繁、市场活跃、土地价格表现形式多样化的特殊地带。随着我国城市化进程的加快,它在经济发展中的地位也变得越来越重要,因此开展城市边缘区土地价格评估研究,有着广泛的理论意义和现实意义。综合已有的研究结果,概述了城市边缘区土地价格特点、影响因素、评估方法。结果表明,城市边缘区土地价格类型复杂多样化,受土地供求影响显著,有明显的梯度变化性,呈攀升趋势,土地价格的实现受市场条件限制;城市边缘区土地价格的影响因素不同于农用地价和城市建成区地价的影响因素,具有特殊性;城市边缘区新征土地价格评估一般采用成本逼近法,农用地价格评估应通过对比分析,选择确定评估所针对的适宜用地类型及相适宜的评估方法;采用BP神经网络法预测城乡边缘区土地价格具有可行性。
Urban fringe district was the main area of city spreading, which was distinctive terrain in land frequent transactions, brisk market, land price diversity. Along with the rapid development of our country＇ s urbanization, the role of urban fringe district became more and more important in the economy develop. Research on land price evaluation in urban fringe district had great significance both in theory and in practice. By research and synthesising the existing achievements, this paper described characteristic, impact factor and evaluation method of land price in urban fringe district. The results of the research were as follows ：land price in urban fringe district was complex diversity and significant by the supply and demand. The changes of price was significantly gradient and showed a tendency towards going up. The embodiment of land price was restricted with market condition. The impact factors of land price in urban fringe district had characteristics different from agricultural land and urban constructed region. Estimation of land requisition generally employed the cost approach in urban fringe district. Through eamparative analysis, feasible land - use type and evaluation method should be choose in estimation of agricultural land price. BP neutral network method was feasible to predict land price in urban fringe district.
