摘要
在“人民城市”理念引领下,住房和城乡建设部陆续出台系列政策加快推进“好房子、好小区、好社区、好城区”的建设。“四好”建设不仅需要夯实建筑本体与基础设施等硬件支撑,更需全面提升软性服务品质。在这一进程中,物业管理行业应主动适应变革,从传统服务模式向高品质、多样化、便利化方向转型升级,成为推动“四好”建设与人民城市发展的重要力量。本文基于华润万象生活在物业业务中的实践探索,阐释物业企业如何通过系统构建以“好运维”为核心的价值及服务体系,推动基层治理模式创新、完整社区建设及作业模式跃迁,助力人民美好生活的实现,以期为行业提供“基层治理、完整社区与科技智慧”三位一体的“好运维”运营范本。
Guided by the concept of“People-Centered City”,the Ministry of Housing and Urban-Rural Development has introduced a series of policies to accelerate the construction of“good housing,good neighborhoods,good communities,and good districts.”The“Four Goods”construction requires not only consolidating hardware supports such as building bodies and infrastructure,but also necessitates comprehensively enhancing the quality of software services.In this process,the property management industry should proactively adapt to changes,upgrading from traditional service models toward high-quality,diversified,and convenient directions,thereby becoming a key force in advancing the“Four Goods”initiative and the development of people-oriented cities.Based on the practical experience of China Resources Mixc Lifestyle Services in property business,this article explains how property enterprises can promote the innovation of grassroots governance models,the construction of integrated communities,and the leapfrog development of operation models by systematically building a value and service system centered on“better operation and maintenance”,thereby contributing to the realization of a better life for the people.It aims to provide the industry with a new operation model that integrates“grassroots governance,integrated communities,and smart technology”into a unified framework.
