摘要
在建筑工程全生命周期造价动态管控中,存在信息协同不畅、技术应用不足、管理执行不到位等问题,这些问题直接影响造价管控的效率和效果。因此,文章针对建筑工程全生命周期造价管控难题,设计了基于五维建筑信息模型(building information modeling 5D,BIM-5D)技术的动态管控体系。该体系整合三维空间、时间与成本维度的数据,构建涵盖设计、施工、运维全阶段的造价管控流程,在设计阶段运用成本模拟技术优化方案,在施工阶段通过动态核算实现进度与成本的联动管控,在运维阶段借助资产分析精准优化运维成本,从而提高造价管控的效率与精准度,以期为建筑工程成本管理提供创新路径与实践参考。
In the dynamic cost management and control of the whole life cycle of building engineering,there are some problems,such as poor information coordination,insufficient technology application,inadequate management execution,which directly affect the efficiency and effect of cost management and control.Therefore,in view of the difficulty in cost control of the whole life cycle of building engineering,this paper designs a dynamic management and control system based on Building Information Modeling 5D(BIM-5D)technology.The system integrates the data of 3D space,time and cost dimensions,establishes the cost management and control process covering design,construction,operation and maintenance,uses the cost simulation technology to optimize scheme in the design stage,realizes the linkage control of progress and cost through dynamic accounting in the construction stage,and accurately optimizes the operation and maintenance cost with the help of asset analysis in the operation and maintenance stage,thereby improving the efficiency and accuracy of cost control,in order to provide innovative paths and practical reference for building engineering cost management.
