基于组合赋权—集对分析法老旧社区改造风险因素评估

Assessment of Risk Factors for Renovation of Old Residential Communities Based on Combinatorial Weighting and Set Pair Analysis

摘要 为评估老旧小区改造项目中风险因素对项目本身影响作用的大小,促进城市更新高质量建设,在大量文献研究基础上,结合实际情况筛选出4个二级指标、24个三级指标并建立风险指标评价体系;采用FAHP-CRITIC法进行赋权,结合集对分析法建立模型并计算相应联系数及偏联系数,以此对风险因素进行静态与动态分析。选取某市老旧小区改造工程进行实例评估,分析得出该改造项目风险较大,但总体风险趋势不断降低的结论。组合赋权—集对分析法的评估风险因素研究方法,可为降低项目潜在风险和提升改造工程整体质量,推动老旧小区改造工作提供借鉴。 To assess the impact of risk factors on the project and promote the high-quality construction of urban renewal,based on extensive literature studies,four secondary indicators and 24 tertiary indicators were selectedand a risk indicator assessment system was established.The FAHP-CRITIC method was employed for weight assignment,and the corresponding model was developed by combining the set pair analysis method.The corresponding correlation number and partial correlation number were calculated to conduct static and dynamic analyses of risk factors.An case evaluation of the renovation project of an old residential community in a certain city was carried out,and the conclusion was drawn that the risk of the renovation project was relatively high,but the overall risk trend was constantly decreasing.The research method of combinatorial weighting and set pair analysis for assessing risk factors is expected to provide a reference for reducing the potential risks of projects,improving the overall quality of renovation projects,and promoting the renovation of old residential communities.
