摘要
本文以2002-2017年35个大中城市为数据基础,借鉴Rosen-Roback城市空间均衡模型,测度大中城市教育资源对住房价格的影响差异性。研究发现:(1)控制其他变量后,教育事业费支出水平每提高1%,住房价格水平平均上涨0.156个百分点;(2)空间维度上,沿海城市的教育资源对住房价格的影响,显著小于内陆城市;而政治级别的差异在大中城市间的影响较小;(3)时间维度来看,教育资源对住房价格的影响在各时期都是显著存在的,表明教育资源的影响具有长期累积特征;从影响程度绝对值来看,影响系数具有随时间递减的特征。
Since the housing market reform, the problem of high housing prices has always plagued all sectors of society, gradually becoming an important constraint on maintaining economic stability, optimizing the industrial structure, and starting domestic consumption. With the acceleration of the urban circle and urbanization, the overall improvement of the population carrying capacity of metropolises and the optimization of the government’s provision of public goods have become the focus of public attention today. Based on the data of 35 large and medium cities from 2002 to 2017, and using the Rosen-Roback urban spatial equilibrium model to measure the difference in the impact of educational resources on housing prices in large and medium cities. The study finds that: 1) after controlling other variables, each 1% increase in the level of education expenditures increases the housing price level by an average of 0.156 percentage points;2) in the spatial dimension, the impact of education resources on housing prices in coastal cities is significantly less than Inland cities;3) In terms of time, the impact of educational resources on housing prices is significant in all periods,indicating that the impact of educational resources has a long-term impact.
