摘要
本文对已有房地产贷款理论模型进行了改进,并在此基础上对中国2002年以来房地产价格与银行房地产贷款、按揭贷款利率的关系进行了实证研究,结果表明中国房地产价格水平与银行房地产贷款有较强的正相关关系,住房按揭贷款利率的提高可以有效抑制房地产价格的上涨。
After formulating a theoretical model on mortgage lending, this paper investigates the dynamic relationships among China's property price, mortgage lending and mortgage lending rate after 2002. Both theoretical model and empirical research indicate that the correlation coefficient between China' s property price and mortgage lending is relatively positive while an increase in mortgage lending rate can effectively restrain the rise of property price.
