在建设项目实施过程中 ,项目的承发包模式和合同结构规定和明确了工程建设实施的“轨道” ,对整个项目的目标控制和管理有着重要的影响 .项目建设的承发包组织模式也一直是项目前期建设单位关心和思考的重点 .结合某工程项目全过程管理的实践 ,对施工总包、CM (constructionmanagement)
Building project procurement model and contract structure,which defines the responsibility and duty of the owner and project construction participators,is very important and vital to the project target(cost,time and quality)control.On the base of the application practice of a building project in Pudong Shanghai,the paper compares with and analyses the effects on project targets of the three different building procurement models(traditional procurement model,construction management (CM) model and turn-key model).
