摘要
我国当前物业管理存在的实质问题是物业开发公司、物业管理公司、业主和住用人、业主和住用人管理委员会相互之间的责权利关系不明，影响了物业管理工作的健康有序发展，解决好上述三个关系问题至关重要．
The author in the paper thinks that the substantial problems in the current tenement management are the unclear relationships of obligations, rights and benefits between the Tenement Development Company, Tenement Management Company, Property Owner and Tenant as well as Owner and Tenant Management Committee. These problems affect the development of the tenement So it is of great importance to solve these problems.
