摘要
通过收集整理、统计分析有关广州市区商品住宅销售价格的信息资料 ,探讨了广州市商品住宅价格时空分布规律及影响因素。结果认为 ,广州市商品住宅价格分布不平衡 ,价格分布以东山区东湖区为最高价中心 ,并向四周逐渐降低。而且住宅价格呈直线上升 ,其影响因素主要与地价、城市形态与功能结构、交通与绿化环境、生活服务设施以及物业管理水平有关。并就此提出一些建议。
The commercial residence price data are collected and sorted out, and the features of spatial and temporal distribution of the price and the influence factors in Guangzhou are studied by using statistic method. The results show that the spatial distribution of the prices is uneven. The highest price areas are located in Donghu, Dongshan district. The prices gradually reduce from the district to surrounding areas. The farther form the district, the lower the price is. The commodity residence prices have risen steadily since 1979. The main influence factors are urban land value, urban spatial form and function structure, traffic conditions, green area environment, living service facilities, property management levels, and so on. Some suggestions are put forward for the development of the real estate in Guangzhou.
