摘要
:我国大多数城镇工业用地基准地价评估方法选用不当 ,导致评估结果普通偏低 ,造成国有土地资产大量流失。本文根据株洲市基准地价成果更新的实践 ,研究了城镇工业用地基准地价评估的方法 ,提出了城镇工业用地基准地价评估的技术路线 :以土地定级为基础 ,以成本逼近法对城镇边缘地区工业用地基准地价作成本控制 。
In most of cities and towns in our country, the method to assess industrial standard land price is not suitable, which leads to a lower assessment result and brings about the great loss of state land properties. According to the renewing results of standard land price in Zhuzhou city, the article puts forward a technical route for assessing industrial standard land price: The route bases on grades of land and use cost approximation to control the industrial standard land price in the areas around these cites and towns. The price is estimated according to the change of standard price for land used in dwelling houses.
