城市住房价格时空间特征及其影响因素研究 被引量:28

摘要 首先利用ArcGIS分析广东省住房价格的时空间变化特征,进而采用2005—2010年城市用地与扩张、人口增长、经济增长、城市规模、市场政策、环境特征等方面的面板数据,利用固定效应模型对省内21个地级市城市商品住宅价格进行多元回归,分析住房价格的影响因素。结果表明:广东省住房价格呈现强烈的时间、空间变异;城市土地扩张和人口增长、经济增长和城市规模对住房价格有显著的影响,但作用强度和显著度存在差异;时间固定效应表明调控政策对调控住房价格的作用在降低。最后提出保障房地产健康发展的对策。 Under the reform of urban housing system and Rapid Urbanization, Urban housing prices are constantly rising in China. Using the panel data of urban land scale, population growth, economic growth, urban scale, marketing policy, environment characteristics and other aspects of data from 2005 to 2010 in Guangdong province, to conducemultiple regression analysis to 21 cities city commercial housing prices in Guangdong province by using fixed effect model. Multivariate regression analysis showed that: (1) Housing prices show strong temporal, spatial variability in Guangdong province; (2) Urban land expansion, population growth, economic growth and urban size show a significant impact on housing prices. However, there are different from effects; (3) Time fixed effects indicate that effects of the regulation and control policy to control housing prices are lowering. Finally, this paper presents that there should be regulated by policies and increasing the supply of affordable housing to maintain the stable development of the real estate market.
