摘要
文章从当前房地产价格不断暴涨的现实出发,在理论基础上分析了土地财政的根源和弊端,从不同的角度阐述了土地财政对政府、房地产开发商和消费者所造成的影响,引出三方利益体对土地财政的态度,进而得出土地财政是最终影响房价的主要因素的结论。在此基础上指明我国当前房价上涨的根本症结在于地方政府长期依赖的"土地财政",依此对症下药地寻找破解"土地财政"的思路和方法,寻求房地产持续发展的健康之路。
This paper analyzes the causes of the land finance on the basis of studying the fast increasing of the real estate price, and sets forth the views about the influences of the land finance on the government, real estate corporations and consumers. Through using the theory and data to analyze the reason for the fast increasing of house price, we can draw a conclusion that the land finance is the final factor to influence the real estate price. This paper then points out that the problem of real estate price increase comes from the government's long-term dependence on the land finance. Then we propose a resolution for the land finance problem and a continued development route for the real estate.
