摘要
大规模的历史街区商业化改造引发了历史街区的空间、文化内涵等遭受不同程度的破坏。研究基于宁波月湖·盛园、南塘老街、鼓楼商业街的实地调研,从空间因子、文化因子、经济因子、设施因子和社会因子等方面对商业化绩效进行评估,解析其绩效低下的成因在于改造过程中对原真性的理解存在偏差、对文化内涵的把握不到位、对非物质文化遗产不重视以及贯穿项目整个周期的利益主体矛盾突出,据此对历史街区的商业化改造提出了相应的策略,即必须深刻挖掘历史街区的各种内涵,在维护空间、文化权益的基础上,通过稳健的生活配套设施保障和全社会的共同关注参与,形成良性的改造模式,保护城市发展的基因库,实现历史街区保护与商业化改造的双赢。
Large scale historical districts renovation results in destruction of historical space and culture. The study investigates Shengyuan, Nantang Street, and Gulou Street in Ningbo city, evaluates the commercial performance from space, culture, economy, infrastructure, and society, and analyzes the underlying reasons in originality, cultural implication, and contradiction between different stakeholders. The paper raises strategies in future renovation： exploring historicel implications, establishing an integrate renovation model, and preserving historical genes of cities.
