摘要
介绍了ESDA基本原理,分析了深圳市住宅基准地价分布特征。结果表明,研究区住宅基准地价2 000元/m2以上等值线形成高/高集聚区域,800元/m2以下等值线形成低/低集聚区域,1 000元/m2、1 500元/m2、2 000元/m2和3000元/m2等值线两侧地价变化较大。
This paper introduced the ESDA principle and analyzed the distribution characteristics of residential standard price in Shenzhen City.It showed that residential standard price contours more than 2000 Yuan/m 2 formed high/high-concentration areas,less than 800 Yuan/m 2 forming low/low-concentration areas.Besides,price contours among 1000,1500,and 2 000 Yuan/m 2 varied on each side.
