基于实物期权方法的土地估值实证研究 被引量:1

摘要 中国从02年底开始,明确规定经营房地产开发用地,必须到土地市场,通过招标、拍卖、挂牌等公开交易方式获得后,产生了一大批通过拍卖而实现转移的土地。如何对土地进行估值是一个很重要的问题。本研究应用了土地的实物期权方法对北京市土地进行了估值,是土地估值法的一次原创性的实证研究。
