摘要
为研究轨道交通对沿线房地产的影响范围,在现有的影响范围理论模型的基础上,采用广义出行成本表达可达性,并加入相应接驳方式来完善出行全过程,由此建立了修正的模型.通过对苏州市轨道交通1号线的实证研究,得到影响范围的计算结果,并与沿线房地产的特征价格半对数模型计算结果进行对比,印证了修正模型的可靠性.同时得出相关推论:轨道交通沿线的开发利益影响范围随着轨道站点距中心区域的可达性之变化而变化,车站越远离市中心,其影响范围就越大.
On the basis of theoretical computation model of influence range along the urban rail transit,the authors first perfects an entire trip by expressing accessibility which uses generalized travel cost and replenishing transfer ways.Then an amendatory model is established.This new model is used to compute the impact area of Suzhou rail transit Line 1.The comparison between the above results and the results calculated by real estate HPM model confirms the amendatory model is reliable.Thus relatively inference is acquired.The impact area of rail transit changes along with the accessibility to centre zones.Farer the stations apart from centre zones are,bigger the impact areas are.
