浅谈房产测绘中阳台问题的处理方法——对江苏省工程建设标准《房屋面积测算技术规程》(征求意见稿)的探讨 被引量:6

摘要 随着房地产市场的蓬勃发展,房屋价格也在日趋上涨,作为计算房屋价格标准的房屋建筑面积,在房产开发商和购房者之间逐渐成为一个敏感性问题。国内房产测绘市场化的进程也在日益加快,测绘成果所附带的责任也就越来越大。向委托人提供准确、公平、合理的房产测绘数据,保护测绘单位的自身权益,是目前房产测绘部门迫切需要解决的问题,而解决这一问题的关键就是完善房产测绘政策、法规,统一房屋面积计算口径。虽然《房产测量规范》、建住房[2002]74号文对房产测绘中的具体问题作了较为详细的规定,但在具体操作中仍然存在一些问题是规范中没有明确的。前不久江苏省建设厅发布了《房屋面积测算技术规程(》征求意见稿),本文针对该征求稿,结合相关的测绘规范进行了深入的探讨。 With the booming real estate market,the price of houses in the increasingly rising house prices,as the calculation standard of housing construction area,the real estate developers and property buyers has gradually become a sensitive problem.The domestic market of house property mapping of the process is accelerated increasingly,surveying and mapping results of the contingent liability is also getting bigger and bigger,to the client to provide accurate,fair,reasonable real estate surveying and mapping data,protection of Surveying and mapping units of their own rights and interests,is the real estate surveying and mapping departments an urgent need to address the problem,and the key to solve this problem is the perfect real estate surveying and mapping policy,laws and regulations,unified housing area calculation method.Although "properties measurements standards",build housing 74 article on real estate mapping in specific detail regulations,but in actual operation there are still some problems in the specification is not clearly.Shortly before the Construction Department of Jiangsu Province issued "housing area measurement procedures"(Draft for draft),the paper solicit the associated mapping specification,combined with in-depth discussion,for your reference.
