摘要
随着房地产市场的蓬勃发展,房屋价格也在日趋上涨,作为计算房屋价格标准的房屋建筑面积,在房产开发商和购房者之间逐渐成为一个敏感性问题。国内房产测绘市场化的进程也在日益加快,测绘成果所附带的责任也就越来越大。向委托人提供准确、公平、合理的房产测绘数据,保护测绘单位的自身权益,是目前房产测绘部门迫切需要解决的问题,而解决这一问题的关键就是完善房产测绘政策、法规,统一房屋面积计算口径。虽然《房产测量规范》、建住房[2002]74号文对房产测绘中的具体问题作了较为详细的规定,但在具体操作中仍然存在一些问题是规范中没有明确的。前不久江苏省建设厅发布了《房屋面积测算技术规程(》征求意见稿),本文针对该征求稿,结合相关的测绘规范进行了深入的探讨。
