The Research on the Problems in China's Realty Industry and the Countermeasures

摘要 房地产业在我国社会经济发展中占有举足轻重的地位。然而我国房地产业当前存在着土地市场不够完善、产品供需结构失衡、房价不合理、土地和房屋空置率高、银行存在风险等突出问题。针对这些问题,采取加快推出物业税、扭转土地财政局面,完善宏观调控、调整房地产供应结构,加大法规与政策执行力度、创新土地供应方式,完善房地产金融市场体系、减轻银行风险相结合的综合性措施来解决,从而促进我国房地产业持续健康发展。 Real estate industry plays an important part in our social and economic development. In it there are some outstanding issues such as imperfect land market, loss of balance in supply-demand structure, unreasonable house prices, high vacancy rate of house and land, some risks for the bank. To solve the problems and promote healthy and continuous growth of realty industry, the following has to be done: the property tax levy should be on soon; the finance on land should be changed; macro-control should be perfected; realty supply structure should be adjusted; the enforcement of the laws and policies should be strengthened; the land-supply way should be changed; realty finance market system should be perfected; and the bank's risk should be reduced.
