摘要
综合武汉市房地产市场的各种指标并结合国内的各种指标,通过武汉房地产市场2003年至2007年间的9个指标来建立武汉市房地产波动指标模型.然后,用主成分分析法合成武汉市房地产周期波动综合指数,从市场角度对其周期波动特征进行分析.最后得出结论,武汉市房地产市场受国家宏观经济政策影响很大,目前处于可控阶段,且从长期来看,仍具有上涨趋势.
Using the SAS statistical analysis software,integrating a variety of real estate market in Wuhan and that of internal,constructs a fluctuate index model of real estate market in Wuhan with nine indicators about the real estate market from 2003-2007.and,It uses the principal of component analysis Synthesis,integrating index of the real estate fluctuantcycle of Wuhan,analysis it from market point.Finally concluded that,the real estate market of Wuhan is greatly subject to the national macro-economic policies,though under control now,it still has a rising trend in long time.
