摘要
我国住房市场已呈现出房地产市场的非理性繁荣而住房保障力度又相对不足的局面,不利于解决目前业已突出的住房矛盾。运用Holmstrom和Milgrom(1991)的多任务委托代理模型,构建出一个中央政府与地方政府在住房市场中的双重任务委托代理模型,并据此提出促进房地产市场与住房保障协调发展的政策建议。
At present, housing market in China has shown a non - coordinative situation that the real estate is in irrational exuberance whereas the housing security investment is obviously insufficient. It will not be conducive to resolve the prominent housing contradictions if this situation continues. This article tries to use multi - task principal - agent model proposed by Holmstrom and Milgrom ( 1991 ) to build a dual task principal - agent model which contains the central and local governments in housing market, and then analyzes the issue about how to promote the coordinated development between real estate market and housing security. According to this, a series of policy recommendations are proposed in the end.
