摘要
以项目管理学、成本管理学等学科知识为基础,采取理论与实证研究相结合、定量分析与定性分析相结合的研究方法,对青岛地区房地产开发项目建设阶段成本控制进行研究,建立了包含前期阶段成本控制、工程建设阶段成本控制、税务管理等全过程成本控制体系,并利用挣得值法进行工程建设阶段费用进度综合控制,形成具有实际可操作的房地产开发项目全过程成本控制体系,为同类房地产开发项目成本控制工作提供借鉴和参考.
Based on the project and cost management and in light with the principle oi combining theory with practice, this paper researches the cost control of the project implementation phase of the real estate projects in Qingdao by means of the quantitative and qualitative analysis, and establishes the cost control system of the entire process, including the initial stage cost control, construction cost control, and tax management, etc. It also puts forward a comprehensive cost control of the progress of the construction phase by using the earned value management. A workable cost control system of the entire process is formed, which provides a reference for the cost control of a similar property development project.
