摘要
在评价和分析1992-2005年中国土地市场化程度及其发展趋势的基础上,深入探讨了土地市场化程度与土地市场政策、社会经济发展以及城镇化发展等因素之间的关系,剖析了上述各因素对土地市场化程度的影响机理,并利用相关统计数据进行相应的模型估计。研究结果表明,土地市场政策变量、非农产值比、城镇化率、房地产业的发展与土地市场化程度正相关,第一产业的发展和城镇居民恩格尔系数与土地市场化程度负相关。最后,在上述研究的基础上提出提高中国土地市场化程度的政策建议。
Based on the evaluation and analysis to the level of land marketization of China from 1992 to 2005, this paper discusses the relationship between the level of land marketization and land market policy, socio - economic development and urban development. It makes deep analysis to the impact mechanism which the above factors run on the levelof land marketization and estimates the impact by using relative statistics. The results show that land market policy, nonagricultural output ratio, urbanization ratio and the development of real estate industry have positive correlation with the level of land marketization, and that the development of first industry and Engel' s coefficient of urban households have negative correlation with it. Finally, this paper puts forward some policy suggestions to improve the level of land marketization in China.
