摘要
地价因素的选取直接关系到城镇地价评估结果的合理性。详细阐述了地价影响因子的选取原则,重点系统地分析了城镇区位、规模、经济发展水平、基础设施建设等城镇内部影响因子,并且建立了影响因子体系,给出了因子标准化的方法。最后建议,不同地方的估价人员要尽可能地选取那些与当地土地价格相关性最显著的因素进行估价。
Selection of the land price factors is directly related to the rationalness of evaluation result of land price in small towns. The choosing rules of factors effecting the land price are described in detail, and the town inner factors of town regional position, scope, economic development levels and basic installation etc are analyzed systematically. The inner effecting factor system is set up and the way to standardize the factors is presented. It is suggested that the evaluation person should choose the factors that have most significant correlation to local land rice. as possibility as it can.
