摘要
住房是百姓生活的一件大事,应该得到各级政府重视。政府对房地产价格负有调控之责,如果房价大起大落,最终受伤害的则是国家和百姓。深圳作为一个土地稀缺的城市,房地产业经过26年的发展,已暴露出诸多问题。目前随着外来人口不断增加和“港深一体化”的进程,住房压力日益增大,如何解决好当前居民的住房问题已成政府工作的重点。本文在分析目前房地产市场存在问题的基础上提出,控制房价收入比的进一步扩大、减少空置商品房、加强土地合理利用等建议,希望能为政府决策和开发商选择投资方向提供参考。
Because housing is a great invent in the daily life of common people, all levels government should attach importance to it. It is the governmental duty to regulate the price of real estate. If the price of real estate changes too largely, our country and common people would be injured finally. As a rare -land city, the real estate of Shenzhen has developed for twenty - six years, with a many of problems exposure. At present, along with the gradual increase of exotic population and the unionization of Sbenzhen and Hongkong, the pressure of housing is increasingly augmenting, so that how to solve housing problem has become the emphasis of government responsibility. On the analysis of existent prob- lems in the present real estate market, preventing the further increase of rate of housing price and earning, reducing the leave unused commercial house, reinforcing rational utilization of ground and so on are put forward in the paper, in the hope of offering reference to decisionmaking for government and choice of investment orientation for developers.
