摘要
分析了城市住宅容积率的确定机制,指出它由三个环节决定:在宏观层面,经济、人口和土地确定平均容积率;在中观层面,级差地租、规划控制和城市空间结构对容积率进行再分配和调整;在微观层面,住宅空间形态和居住文化对容积率进行修正。通过对完整机制的分析,指出目前在容积率确定中存在的问题,并在此基础上提出相应的策略建议。
This paper researches the assuring mechanism about Floor Area Ratio （FAR） of the dwelling house, pointing out it is based on three aspects： economy, population and average FAR assured by land in macro - view, differential land rent, planning control and the re - allocation and re - adjustment of FAR made by urban space configuration in middle - view, and the re - adjustment of FAR made by the space shape of the dwelling house and the culture of habitation in micro - view. Finally, the paper puts forward the problems in assuring FAR and corresponding suggestions.
