摘要
“合理的房价收入比”应在3∶1~6∶1之间,这已为国内房地产界普遍认同。但这一结论是如何得出的?这一结论普遍适用于各国、各城市吗*针对上述问题,本文首先提出一种测算单个家庭所能承受的房价收入比的方法并分析了影响单个家庭所能承受的房价收入比的因素,这一方法可用于测算“合理房价收入比区间”;其次指出所谓的“合理的房价收入比”并非普遍适用,它与对“合理”的界定、所针对的家庭群体的经济状况及其所能得到的金融支技有关;最后阐述测算“合理的房价收入比区间”的意义。
The reasonable ratio of house price familyannual income is about 3∶1~6: 1. This conclusion is commonly made by the Chinese.How is this conclusion drawn out?Is it right atanytime and at anywhere?This paper answers these questions. Thispaper presents a method to calculate the affordable ratio of house price/ family annual income of one family, and analyzes factorswhich influence the ratio. The reasonable ratiorange for a family group is not constant, it is inrelation to finacial support and families economic conditions.
