摘要
近年来,随着房地产交易所产生的法律纠纷增多,老百姓对涉及房屋交易的安全需求也越来越迫切。本文从期房销售的诸环节入手,以确保交易安全为目标,根据交易前、交易中和交易后每一环节的活动内容与特点,梳理风险来源和类型,分析商品房交易风险的滋生原因。在此基础上,从加强利益攸关方风险管控、加强资金监管、规范交易环节等方面提出确保交易安全的对策与建议。
In recent years, with the increasing number of legal disputes arising from the real estate exchange, the security needs of the people involved in the housing transaction are also increasingly urgent. In this research, the risk types were combed, and the causes of the risk of real estate transactions were analyzed according to the content and characteristics of each link of activities during transaction process. Based on this, some countermeasures and suggestions were put forward to ensure the security of transactions.
