摘要
住房抵押贷款证券化是目前国外普遍采用的住房金融形式,它的推行必将对我国住房产业的发展起到巨大的促进作用。面对我国目前推行住房抵押贷款证券化的障碍,借鉴国外的先进经验,提出了推行我国住房抵押贷款证券化的对策,如发展和完善住房抵押贷款一级市场、建立健全住房抵押贷款运作的法律法规体系、构建住房抵押贷款担保保险制度、建立个人信用制度等。
As the main real estate finance form in foreign countries, the mortgagebacked securitization and its introduction should accelerate the development of our real estate industry. On analyzing the problem of our mortgagebacked securization, and introducing the advanced experience of foreign countries, the solution and developing strategies are suggested, such as, enlarging and normalizing the primary market of mortgagebacked securitization, strengthening the laws and regulations, founding the individual credit system, strengthening the insurance mechanism.
