The Problems and Strategies of Mortgage-backed Securitization in China

摘要 住房抵押贷款证券化是目前国外普遍采用的住房金融形式,它的推行必将对我国住房产业的发展起到巨大的促进作用。面对我国目前推行住房抵押贷款证券化的障碍,借鉴国外的先进经验,提出了推行我国住房抵押贷款证券化的对策,如发展和完善住房抵押贷款一级市场、建立健全住房抵押贷款运作的法律法规体系、构建住房抵押贷款担保保险制度、建立个人信用制度等。 As the main real estate finance form in foreign countries, the mortgagebacked securitization and its introduction should accelerate the development of our real estate industry. On analyzing the problem of our mortgagebacked securization, and introducing the advanced experience of foreign countries, the solution and developing strategies are suggested, such as, enlarging and normalizing the primary market of mortgagebacked securitization, strengthening the laws and regulations, founding the individual credit system, strengthening the insurance mechanism.
