摘要
随着一国经济的发展,房地产资产价值和国家财富都会得到相应的增长。文章计算了1990年—2001年间我国房屋资产、城市土地资产和非城市土地资产的价值,对我国房地产资产价值和GDP的比例关系进行了研究,并与日本、美国和英国的相关比例进行了国际比较,指出房地产资产的价值应当和国家财富、国家资产和GDP保持稳定的比例关系,尤其是土地资产的价值更不能占国家财富和国家资产太高的比例,必须警惕房地产价格长时间持续的异常上涨,避免国家财富的损失。
The value of real estate assets and national wealth will increase with the growth of economy. This paper calculates the value of housing, urban land and non-urban land of China between 1990 and 2001, finds out the ratio of the value of real estate assets and national wealth in China and compare this index with related indexes of Japan, USA and UK, finally, points out that the value of real estate assets should retain stable balance with national wealth and we should be aware of the abnormal continuing rise of real estate price.
