摘要
房地产业作为我国国民经济的支柱产业之一,近年得到了较快的发展。然而,随着房地产业的蓬勃发展,房地产开发企业对资金的需求量增加,“融资难”的问题逐渐暴露出来。其原因是我国房地产开发企业融资渠道单一、融资工具落后、筹措资金困难等。为此,必须建立符合我国国情的房地产融资渠道,如房地产投资信托、寿险公司融资、利用外资、企业并购与重组等,同时政府也应为房地产企业创造良好的投融资环境。
The China real estate industry develops quickly as one of the pillar industry of national economy in recent years. With the booming development of the real estate industry, more funds are demanded by real estate-enterprise, but financing is very difficult at present. This thesis analyzes the main reasons of financing difficulty in China, brings forward multi-way of real estate financing according with our country state, such as real estate investment trust, policy reserve financing, using the foreign capital, enterprise's reorganization, etc., and expatiates some viewpoints in the government how to create good environment of investment and financing for real estate enterprise .
