摘要
今年上半年货币供给超常增长,经济是否过热,引起了国内学术界和管理层的广泛关注。关注这一问题要重点考察房地产经济的特殊性及其对金融的影响。当前,房地产经济的特殊性在于:开发商高负债经营;容易产生泡沫经济;变现能力相对弱;存在较长的经济周期。提出“经济过热,房地产经济不热”是悖理的。
In the first half of this year, money supply abnormally increased, to which researchers and supervisors pay much attention on whether the economy overheating existed. In order to study this issue, it is important to study the characters of realty economy and its influence to finance. The author discusses these characters including the estate developer running into heavy debt, tendency to induce bubble economy, relatively low realization ability and long economic circles. Finally, the paper indicates that it is unreasonable to say 'overheating of economy without overheating of realty economy .
