摘要
本文以 1 999- 2 0 0 2年土地季度价格指数和房地产季度价格指数为样本 ,通过格兰杰因果关系检验和回归分析 ,对房价与地价间的影响关系进行了分析 ,得出长期内房价走势决定地价走势、短期内两者存在相互影响的结论 。
In this paper,the author analyses the relationship between estate price and land price with Granger's causality test and Regression test and draw the conclusion that estate price is the dominant factor of land price in long run while they are explanatory variable of other in short run given the sample of season price indexes of estate and land from 1999 to 2002:
