摘要
如何协调好城市规划与房地产开发的关系以实现房地产业的可持续发展,已成为当今房地产业界和城市规划界所最为关心的问题。文章重点探讨了城市规划与房地产开发的互动关系,包括城市规划对房地产开发的引导机制、房地产开发对城市规划的反馈机制等基本问题。城市规划通过对城市地价的影响、城市规划对土地利用的管理、城市规划控制指标的制定三方面来实现其对房地产开发的引导机制。房地产开发通过对城市空间结构的影响、对城市发展的影响、对城市规划实施的影响三方面来实现其对城市规划的反馈机制。
The problem that how to harmonize the relationship between urban planning and real estate's development, in order to achieve a sustainable development in real estate, has been a core problem concerned by those working and studying in real estate and urban planning. This thesis studies the harmonious mechanism between urban planning and real estate's development in reality. The research emphasis is put on the basic problem of the interaction mechanism between urban planning and real estate's development, the guidance mechanism urban planning has on real estate's development, and the feedback mechanism of real estate's development. By the means of influencing city's land-value, managing land using and establishing controlling index, urban planning can achieve its guidance mechanism on real estate's development. By the means of influencing city's spatial structure, city development and influencing urban planning, real estate's development can achieve its feedback mechanism on urban planning.
