Mixed use is now regarded ashaving the advantages in a densely urbanarea of reducing movements, especiallyvehicular traffic movements, and providingfor the integration of new development areasinto the existing urban fabric. It is also deemedas substantially supportive to urbansustainability. Hong Kong has its own landuse characteristics in its history. It has thereforeformed, along with a statutory planning systemdeveloped to echo the changing circumstancesof urban development, its own high-rise andhigh-density urban pattern featured by a flexibleapproach of mixed use in its core urban area.The system demonstrates how the 'visiblehand' of policy tools is able to respond to andjointly work with the 'invisible hand' of themarket force to ensure more sustainable urbandevelopment.
